Condos may look like hotel rooms to you, all one and the same, but the reality is that not all condos are created equal. If you're looking at condos for sale in downtown Toronto you have a lot of options, and you would do well to sit down and really consider what you want before you jump into a purchase agreement with the owner of the very first one you see. This article should introduce you to some of the ways that condos can differ from each other so you can make an informed decision.
Size
A lot of Toronto condominiums are quite small due to the high demand for living space in the busy downtown areas, but there are also some condos in Toronto that are absolutely monstrous. These are the ones built to appeal to movie stars and high powered executives. And there are some that are in between. Have an idea of the square footage and number of rooms that you want in your condo before you start looking.
Layout
Even in a building that was created by a single developer, there are usually several different condo layouts in use throughout the building. Even if they're the same size you may like one better than the other. In Toronto condo sales, realtors know the difference between a corner unit and a hallway unit, and between similar units on opposite sides of the building. Ask to see several before you make up your mind.
Location
Take a good look at the location of the condo before you buy, not just in terms of where the building it's in is situated but also where in the building your unit is. Some people like ground level units because they're more accessible while others prefer a unit on a high floor so they have a better view. Walk your neighborhood in day and night to make sure you're comfortable there.
Condo Features
Most regular condos are just apartments you can own, with a bedroom, a functional kitchen, and a bathroom, while others, billed by Etobicoke real estate agents as "luxury condos" have extra features like fireplaces, sunrooms, libraries, laundry rooms, balconies, and so on. There will also be differences in flooring and kitchen/bathroom fittings. Know what you want.
Building Features
Putting up real estate for sale in Toronto is entering a competition for the attention of buyers, so condo developers are installing fancy communal features in their buildings to get attention. Do you want free parking? A pool? Security? A rooftop garden? 24 hour concierge service? Or how about a private movie theater? You can find some or all of these things in condo buildings in Toronto, so if you're interested in special features it can help narrow down your search.
